Scope of FMS

Transparency is crucial in clarifying the scope of the facility management team at Marigold Tower. By clearly outlining their responsibilities and limitations, residents can have a clear understanding of the services provided. Transparent communication allows for better coordination, expectations management, and ensures that residents are aware of the support available. This transparency fosters trust, enables effective decision-making, and promotes a harmonious living environment where residents feel confident in the capabilities and boundaries of the facility management team.

Housekeeping

  • Entrance and exits – G floor & B1 Floor

  • Lift Lobbies

  • Passenger lifts

  • Lift rooms

  • Staircases – Service & Emergency staircases

  • Parking areas – G1, B1, CP1

  • All floor corridors and common areas.

  • Pathways

  • Electrical and Plumbing shafts.

  • Garbage collection and disposal.

  • Maintenance of common bathrooms and toilets.

  • Pest & Rodents control, Mosquito fogging based on agreement with MTOWA.

  • Other common area premises within the scope of MTOWA

Plumbing

  • Maintenance of Plumbing and electrical shafts.

  • Maintenance of Domestic, Drinking and Flush water pipelines.

  • Storage tanks OH and UG.

  • Plumbing lines in the common area within MARIGOLD tower.

  • Water supply systems to Planters and Garden areas inside Marigold tower.

  • Maintenance of Fire fighting systems including Hydrants, Sprinkles & Extinguishers.

  • Firefighting systems plumbing lines.

  • Preventive maintenance of Taps inside flats.

Electrical and Mechanical

  • Marigold common area Lighting circuits and light fittings maintenance.

  • Electrical/Control panels, wiring and all associated components inside Marigold electrical rooms.

  • Operation & Maintenance of Backup Diesel generator and associated components.

  • All electrical pumps of water supply, fire fighting systems including fire Diesel Engine.

  • Water treatment plant of Marigold tower.

  • Maintenance of EB components as per TNEB regulations and guidelines.

  • Electrical and Mechanical components of Lifts/Elevators as per OEM guidelines.

  • Maintenance of Fire PA, alarms, hooters, and CCTV.

Security

  • Security guards at all entrances and exits.

  • Periodic patrol of Marigold premises by security guards.

  • Visitor and Guest management in co-ordination with Society Management system.

  • Visitor and Guest parking management.

  • Emergency and crisis management.

  • Enforce general rules & regulations inside the community as well the pathways

Resident support and others

  • Helpdesk – To receive, track, escalate and resolve complaints related to FMS.

  • Organising Fire drills.

  • Medical Emergency support, Lift rescue and assistance during fire emergency.

  • Maintaining agreed service levels.

  • Crisis management.
