Scope of MTOWA

Maintenance and Upkeep of Marigold Tower
MTOWA (Marigold Tower Owners Association) is responsible for the maintenance and upkeep of Marigold Tower, including its amenities. The scope of MTOWA's responsibilities encompasses the boundaries of the tower itself, as well as its internal areas. This includes all the floors, lifts, parking spaces within the tower, corridors, the corridor between Wing-A and Wing-B, garden areas, and other similar spaces. However, it's important to note that the maintenance and management of areas outside of Marigold Tower are not within the purview of MTOWA.
Equipment Care and Maintenance
MTOWA ensures the care and maintenance of its equipment by engaging suitable OEM vendors through a process of receiving and validating quotations. The equipment covered includes Pump Rooms and associated assets, fire systems, WTP Room and its assets, lifts, CCTV, PA systems, Internet Providers, and the DG system along with its surroundings.
Maintenance of Common Areas
MTOWA will maintain the common areas by appointing suitable FMS (Facility Management Service) vendors. Through these vendors, MTOWA will take care of housekeeping services, security, and the maintenance and upkeep of gardening areas, among others.
Establishment of Rules and Regulations
MTOWA will periodically establish rules and regulations to ensure the smooth operation of Marigold Tower and to promote a harmonious living environment for its residents. These rules and regulations are implemented to address various aspects such as building maintenance, safety protocols, noise control, usage of common areas, and any other relevant considerations.
Collection of Maintenance Fees
MTOWA will collect maintenance fees from the residents for the purpose of upkeep and maintenance of Marigold Tower, as well as for providing various services. These fees cover the costs associated with maintaining common areas, managing facilities, ensuring security, and supporting essential services within the tower.
Budgeting and Financial Management
MTOWA is responsible for the budgeting, accounting, and financial management of Marigold Tower. This encompasses tasks such as collecting fees from residents, paying bills and expenses, maintaining accurate financial records, and preparing financial reports.
Dispute Resolution
MTOWA may act as a mediator to resolve disputes among residents or between residents and the association within its scope of responsibility. This includes addressing conflicts related to rule violations, property boundaries, or other issues that directly affect the community. However, it's important to note that MTOWA is not responsible for personal or civil/criminal matters between residents or any matters outside its purview. Under no circumstances will MTOWA participate in or take responsibility for such cases.
Committee Responsibilities
MTOWA has a committee that is entrusted with making decisions on behalf of the community. The committee's responsibilities include conducting meetings, facilitating the election of board members, maintaining records, and ensuring effective communication with the residents.
